Group housing versus independent floors in Gurugram

When buying a home, many of us debate whether to choose a builder’s floor or multi-story structure. Builder floors, also referred to as individual floors, are standalone buildings built on a parcel of land. As the name implies, independent floors are built on specific level and are typically found in residential townships on plot sizes between 180 and 1000 square feet.

In Gurgaon, well-known townships with a high demand for builder floors include DLF Phases 1 through 3, South City Phases 1 and 2, Nirvana Country, and Sushant Lok Phases 1, 2, and 3. There are townships which have been developed by government authority HUDA like sector 27, 28, 45, 46, 56, 57 & many more.

Recently, the Gurgaon Metropolitan Development Authority (GMDA) accepted structures with up to 4 floors and a stilt area with a maximum height of 15.5 meters. The ground floor’s stilt area serves as a designated parking space. According to a recent announcement, the actual FAR has climbed from 199 to 264 percent. However, builders are need to pay fees of roughly Rs 300–400/sqft to purchase this FAR. They can now build more and make a larger flat and gain better income on the same plot.

The amenities and services supplied within the housing complex of the apartments/group attract more and more young people, working professionals, retirees, and regular businessmen to live their life. Gurgaon is more prosperous and quick to developments. The city itself is famous for apartment culture.

Builder floors are spacious than multi-story structures, yet multi-story apartments have more open areas. Furthermore, unlike multi-story apartments, builder floors do not offer you the customary amenities found in a compound, such as a swimming pool, gym, etc. Even yet, there are a few floors in gated buildings that attempt to provide as many amenities as an apartment. When it comes to independence, builder floors give you more solitude because there is only one owner per floor, whereas there may be up to four or more flats per floor in multi-story apartments.

And it’s good to know that a builder floor is less expensive than a multi-story apartment, which is a real financial advantage. Builder floors also have lower maintenance fees than apartments, even though apartments have more amenities and higher maintenance costs even if you don’t use any of them.

The question of whether multi-story apartments are preferable to builder floors is still up for debate. And I believe that it is entirely speculative and is based on the tastes and criteria of the buyer.
